Who is Eligible for a VA Loan?
You may be eligible for a VA loan if you are a veteran, service member, or survivor of a service member who died in the line of duty.

General Eligibility
In order to be eligible for a VA loan, veterans, active service members, National Guard members, and reservists must meet the basic service requirements. Generally, veterans who have completed at least six years of service in the National Guard or Reserves or who have been on active duty for at least 90 days during wartime or 180 days during peacetime are eligible. In addition, veterans who were disabled during their service may also be eligible for a VA loan.
Eligibility for service members
VA Loan eligibility is determined by your length of service or service commitment, duty status and character of service. For most people, these factors will be satisfied if you served on active duty after September 15, 1940 and didn’t receive a dishonorable discharge. In some cases, you may also be eligible if you served in the Selected Reserve or National Guard.

Eligibility for veterans
To be eligible for a VA loan, you must be a:
-Veteran
-Active Duty Servicemember
-Reservist or National Guard Member
-Current or former spouse of any of the above
You must also have:
-Sufficient income to qualify for the loan
-A valid Certificate of Eligibility (COE)
-An acceptable credit score
-An acceptable debt-to-income ratio (DTI)
Eligibility for surviving spouses
If you’re the surviving spouse of a Veteran or service member who died in the line of duty, or because of a service-related injury or illness, you may be eligible for a VA-backed home loan. You’ll need a Certificate of Eligibility (COE) to apply for a VA-backed loan.
To get a COE, you can apply online using eBenefits, by mail, or in person at a VA regional loan center. If you have a service-connected disability, you don’t need a COE to apply.
If you haven’t been divorced from your late spouse, and you don’t remarry, you may be eligible for enhanced benefits on your home loan guarantee. These benefits include:
-No down payment as long as the sales price doesn’t exceed the appraised value.
-No private mortgage insurance premium requirement.
-Lower funding fee if you qualify for exemption.

The first step in getting a VA loan is to obtain a Certificate of Eligibility (COE). This certificate is issued by the Veterans Administration and proves that you are eligible for a VA loan. who is eligible for a COE?
How to get a Certificate of Eligibility
Eligible veterans and active-duty servicemembers can apply for a Certificate of Eligibility (COE) to verify to lenders that they meet the Department of Veterans Affairs’ (VA) loan requirements. There are a number of ways to obtain a COE:
1. Apply online through the Veterans Benefits Administration eBenefits portal.
2. Work with a VA-approved lender. In many cases, the lender can obtain your COE for you.
3. Call the VA at 1-800-827-1000 to have them mail you a paper application, or get one from your local VA regional loan center.
4. Gather the required documentation and submit it to your local VA regional loan center.
What if you’re not eligible for a Certificate of Eligibility?
If you are not eligible for a Certificate of Eligibility, you will need to provide proof of your eligibility in another way. You may be able to do this by providing a Statement of Service from your commanding officer or a DD 214 form. You may also be eligible if you are the spouse of a service member who has died in the line of duty or as a result of a service-related injury or illness.

How to get a VA Loan
Specially adapted housing grants may be used to build, remodel, or purchase a home, or to modify an existing home to accommodate a disability. In addition to the Specially Adapted Housing grants, Veterans with certain service-connected disabilities may apply for an Adapted Housing Assistance grant of up to $67,555. This grant helps Veterans with a permanent and total service-connected disability purchase or build an adapted home.
What if you’re not eligible for a VA Loan?
If you don’t have a certificate of eligibility, you can get one from the Veteran’s Administration. If you’re not eligible for a VA loan, there are other government-backed loan programs that you may qualify for, such as an FHA loan.
